Our in-house Escrow Department facilitates the sale or refinance of each home within the Association by working with the escrow company and/or lender to complete and provide all required association documents and information needed for the escrow or refinance to close in a timely manner.  

 

Upon request from an escrow company, we complete a payoff Escrow Demand, which is the account balance on the owners/sellers assessment, as well as any violation accounts. 

 

As required by statute, we also provide the respective governing documents requested by purchasers during the escrow process.  Those documents include: CC&R’s; Bylaws; Articles of Incorporation; Budget; Current Financial Statement; 12 months General Meeting Minutes; Rules and Regulations; Reserve Study; etc. 

 

The buyer’s lender may require that we complete a lender-specific association or condo certification form, which includes detailed information on the respective association.   

 

Euclid Management Company strives to maintain the quickest turn-around time in completing escrow demand requests.

 

Once escrow closes and we receive the closing checks and new owner information from the escrow company, we will transfer the account to the new owner’s name, set up billing and apply all payments received accordingly.  We then issue a New Homeowner Welcome Package to the new owner.

 

Euclid also specializes in working with developers and homebuilders in preparing master escrow demands for new home sales.
