Income Property Services
EUCLID MANAGEMENT COMPANY provides a full range of services for residential, commercial and industrial rentals. In addition to our standard package of services, all clients receive the following:
TELEPHONE ANSWERING: Our telephones are answered promptly by a person. We do not use answering machines during the work day, but individual voice mail is available 24 hours per day.
INSPECTIONS: An exterior inspection of all properties is conducted weekly. Multi unit properties are often inspected more frequently.
MARKET FAMILIARITY: We only manage properties which are located in reasonable proximity to our Upland office. We have become very familiar with the market conditions in this area and realize maximum rents while minimizing vacancies.
ACCOUNTING SYSTEMS: Your accounting records will be kept using the Yardi accounting system. You will select the reports which you wish to receive on a monthly basis. All accounting is done in-house.
EXPENSE CONTROL: You set a limit as to the amount Euclid Management can spend for maintenance and repairs. Any expenditures beyond that limit must be authorized by you.
OUTSIDE VENDORS: Euclid Management Company uses only independent, unrelated vendors and contractors. This assure that the property owner receives competitive rates for all work and services. We use only licensed and insured contractors.
BILL PAYING: Euclid will pay any or all of the expenses associated with your property. You may choose to pay your own mortgage or any other expenses you wish.
COMMUMICATION: A property manager will be assigned to your property and will work with you, to the extent you desire, to maximize the value of your property. In the event the property manager is not available, other managers, assistants and supervisors are available to talk with owners, tenants and vendors.
EMERGENCY LINE: Euclid maintains a 24 hour emergency line.
